About Holly Hills, Colorado

Holly Hills is an unincorporated community of 2,683 people in Arapahoe County, and it sits entirely surrounded by the City and County of Denver. The county governs its 371 acres, and its children attend Cherry Creek School District 5, finishing at Cherry Creek High School.

One of its streets, South Dahlia Lane, began as a housing cooperative that University of Denver professors set up for themselves. The modern houses they built there, and the shared park at their center, drew a nomination to the National Register of Historic Places in 2025.

  • Built by DU professorsProfessors at the University of Denver were unhappy with where they lived and saw that they could save money by acting together. They formed a corporation, the Mile High Housing Association, which bought all the land and built every house under a single mortgage. Each family held a share in the corporation instead of a deed to its own home.
  • Eugene Sternberg's neighborhoodArchitect Eugene Sternberg drew the mid-century modern houses on South Dahlia Lane, and he planned the whole neighborhood too. The homes form a loop around a private park the residents own together, called The Green. Sternberg believed modern design could help neighbors live in harmony.
  • Homeowners in the 1980sThe shared arrangement lasted until the 1980s, when the corporation finally paid off its mortgage. The neighbors then divided the land into separate lots, and each family became the owner of its own house and land.
